Estate Cleanouts & Estate Sales

Losing someone is hard enough. Facing their whole house afterward can feel impossible, and most families put it off for months because they don’t know where to start.

This is for executors, adult children, and anyone staring at a packed house after a death, a move to assisted living, or a big downsize.

Here’s what I do: I come out, go through the home room by room, and sort everything into sell, donate, and discard. I research what things are actually worth, photograph and list what will sell, deal with every buyer and pickup, coordinate the donations, and haul away what’s left. The house ends up clean and empty, ready to sell or hand off.

What you don’t do: you don’t spend your weekends sorting through someone’s lifetime of belongings. You don’t host strangers for an estate sale. You don’t answer a hundred Marketplace messages. You focus on your family. I handle the stuff.

Business Asset Liquidation

When a business closes, the stuff inside doesn’t sell itself, and you don’t have time to piecemeal it out between everything else on your plate.

This is for owners facing a lease end date: restaurants, retail shops, offices. Anyone with fixtures, equipment, or inventory that needs to be gone.

I come in, catalog what’s there, price it to actually move, list it to the right buyers, and coordinate pickup and removal. You don’t post a single ad or meet a single buyer.

At the end, the space is empty on schedule. And instead of paying someone to haul it all to the dump, you’ve turned it back into money.

Storage Unit Cleanout — Empty in 45 Days

That monthly rent check hurts worse every time, because you know what’s in there isn’t worth what you’re paying to keep it.

This is for anyone with a unit they’ve been meaning to deal with for months or years.

Here’s the deal, and it’s simple: $988 flat, I get 45 days to sell everything in the unit that’s worth selling, and you keep 100% of the proceeds. After day 45, I donate or discard whatever’s left and empty the unit completely.

You don’t sort through boxes. You don’t make dump runs. You don’t pay another month of rent. The lock comes off and it’s done.

Individual Resale & Consignment

You know the drill: you list something, then spend two weeks answering “is this available” from people who vanish.

This is for anyone with good stuff to sell and zero interest in the Marketplace circus. One piece or a garage full.

You keep your items — I photograph them, write the listings, price them right, and bring the buyers to you. For smaller items, I can hold them myself. I handle every message, lowball offer, and no-show, and coordinate pickup or shipping.

You don’t talk to strangers. You don’t wait around for anyone. When your item sells, you get your money.

Pricing

Small lots — 20% commission, no service fee. A box of items, a closet cleanout, a handful of things to sell. I take 20% of what sells and that’s it.

Large projects — 20% commission + service fee starting at $100. Estate cleanouts, storage unit liquidations, business closures. The fee scales with the size of the job, and I quote it up front before we start — no surprises.

Storage Exit — $988 flat. 45 days to sell, you keep 100% of everything sold. On day 46, whatever’s left gets donated or hauled away. Disposal fees for things like mattresses or certain electronics are extra, passed through at cost.
